Hello and Welcome!

My name is Naiyer Jawaid and I work as a real estate feasibility manager and here I blog about real estate finance, feasibility study, development analysis and investment. I’m passionate about real estate development and investment.

I have an MBA in Finance from XLRI Jamshedpur and Civil Engineering degree from Aligarh University. I am passionate about Real Estate as an asset class and real estate investment analytics. This blog is my platform for sharing what I learn about real estate development, investment analysis and Excel and new ways of presenting data.

After graduating in civil engineering I worked with few construction companies before joining MBA. After MBA I joined an investment bank and was responsible for real estate portfolio. 

I’m a results-oriented real estate professional who work with the top management and other stakeholders to deliver financially viable projects. As a real estate development professional my job is to help create products that sell itself, produce an army of evangelists, make profit for the shareholders and is environmentally sustainable.

With a background in engineering and finance, my professional experience is varied, and I’ve handled projects in varied geographies including UAE, Qatar, Oman, UK, Fast East and Eastern Europe. I have worked on 200+ projects covering almost every real estate asset classes. Total area of completed and running projects are in excess 2,500,000 SqM.

My strength lies in providing strategic development insights into large-scale mixed-use projects, business planning & strategy implementation.

I have done feasibility studies for 200+ projects covering almost every real estate asset class you can think of. Total area, of completed and running projects is in excess 2,000,000 SqM. I have handled projects in varied geographies including UAE, Qatar, Oman, UK, Fast East and Eastern Europe. I have delivered projects with IRR in excess of 20% to my employers.

Super Regional Shopping Centre

Worked on a super-regional shopping mall of 195,000 SqM of GLA and 430,000 SqM of BuA. I was responsible for the financial feasibility, tracking financial KPIs, developing rent-roll and tracking NER. This was a BOLT model.

Mega Mixed-Use Development

In my previous job was involved with a mega mixed-use development of 750,000 SqM GFA valued at USD 5 billion. I was responsible for financial feasibility, product mix optimisation and tracking financial KPIs of the project.

Hospitality Projects

I have worked on 10+ hospitality projects, including hotels and health resort. I have been also involved in acquiring hotel properties in London. Currently working on a five star upscale hotel.


Currently I'm involved with the development of an education cluster. I'm responsible for financial feasibility and for analyzing operator JV proposals.

Real Estate Private Equity Deals

I have been involved in various real estate private equity deals. I have worked on an ABS deal, we acquired two commercial assets in Malaysia and Singapore. After successful exit, the ABS structure was collapsed.
